For UK caravan, motorhome & boat storage yards

Know who's paid.
Chase who hasn't.
From your pocket.

Storage Yard Manager replaces the spreadsheet, the diary and the shoebox of notes with one simple app — built specifically for storage yards, and fast on a phone in the middle of a field.

No card needed · £15/month for the first 10 yards, £39 after that. The demo needs no signup at all — have a proper look round before you tell me anything about yourself.

Dashboard showing occupancy, income, overdue accounts and upcoming renewals

Everything a yard actually needs. Nothing it doesn't.

A live map of your yard

Every space colour-coded at a glance — green paid, amber due, red overdue, grey vacant. Tap a space to see who's in it and their phone number.

Overdue chasing in 30 seconds

One screen lists everyone past their due date, worst first. Tap Send reminder and a polite, fully-written email opens ready to send — and it's logged automatically so you never double-chase.

Payments without the faff

Record cash, transfer or card in seconds. Printable receipts, monthly income summaries, and a one-click export your bookkeeper can drop straight into Xero or QuickBooks. Direct Debit via GoCardless when you want it — including rent that collects itself the day it falls due.

Maintenance with photos

Standing at a broken fence? Log it against the space, snap a photo, set a reminder. Open jobs sit on your dashboard until they're done.

A diary the whole yard can read

Write down what happened and when — what the council said about the fence, the gate code that changed, who promised to move their boat by Friday. Tie a note to a customer or a plot and it shows on their record too. Give it a follow-up date and it sits on your dashboard until it's dealt with.

Insurance expiry tracking

Every vehicle's insurance date in one place, with a warning 30 days before it lapses and a ready-made reminder email for the owner.

Made for two wellies and a phone

Install it to your home screen like an app. Big touch targets, light on data so it's quick on a 4G signal, and a dark mode for early starts and late finishes.

Reminders that send themselves

Switch on automatic reminders and the yard does the chasing: a nudge before rent is due, a firmer one when it's late — by email, or by text too if you connect your own Twilio account. Never sends the same reminder twice, and every message is logged on the customer's record.

Agreements signed on a phone

Send your storage agreement as a link. The customer reads it and signs on their phone — no printer, no scanner, no post. Signed copies and their other documents live on their record.

Designed for the way yards actually work

Customer list on a phone filtered to overdue accounts, showing each plot number, phone number and the date rent was due
Yard map grouped into zones, with overdue plots ringed in red, reserved ones outlined and out-of-service ones hatched
Customer page on a phone showing contact details, their caravan and its insurance date, and recent movements in and out of the yard

Up and running in an afternoon

  1. Sign up — your yard gets its own private address, like yourname.storageyardmanager.co.uk.
  2. Add your spaces and customers — zones, pitches, prices, vehicles, due dates. No import wizards needed for a 100-space yard; it's an afternoon with a cup of tea.
  3. Let it nag you, not the other way round — the dashboard tells you who to chase, what's expiring and what needs fixing.

Or just go and look at one

There's a fully loaded demo yard sitting there — 102 plots, 100 customers, overdue accounts, insurance about to run out, the lot. No signup, no email address, no card. Press anything you like; it resets itself.

Mario Szlapa, who built and runs Storage Yard Manager

Who's behind it

Mario Szlapa

I built Storage Yard Manager for a family-run caravan storage business that was getting by on a limited custom system and a spreadsheet alongside it. It has run that yard ever since, and nearly everything in it started as a problem that yard actually hit.

I build it, I support it, and if you email, you get me — not a ticket queue.

Questions yard owners ask

Is my data safe? Where is it kept?

Each yard has a private web address and logically isolated records protected by tenant access checks. It's backed up nightly, and you can download spreadsheets and a restorable application backup from Settings.

Do my customers get logins?

Only if you want them to. Out of the box it's a tool for you and your team — customers just get well-timed, personal emails from your own address, and payment links if you turn those on. There's also an optional customer portal you can switch on: no passwords to set or remember, they enter their email and get a sign-in link, then see what's due, pay it, set up a Direct Debit and send you their insurance certificate. It's off unless you turn it on.

Can it take Direct Debits?

Yes — connect your own GoCardless account and payments reconcile automatically: when a Direct Debit clears, the customer's record updates and they drop off the overdue list without you lifting a finger. Stripe card payments are supported too. Both are optional; plenty of yards run on bank transfer and cash, and that works perfectly.

What happens if I cancel?

Your account becomes read-only so you can export your records. You can then ask us to close the account and delete its data in line with our Privacy Policy. No lock-in.

I run two yards. Two subscriptions?

Each yard gets its own subscription and its own private address, so the books stay separate. Get in touch — multi-yard founding customers get a deal.

How do I get started?

It's live — start a free 30-day trial now. Your yard gets its own private web address in under a minute, no card needed. The first ten yards to join pay £15/month and keep that price for as long as they stay subscribed — after that it's £39. Founding yards also get hands-on help moving in.
