The caravans are the easy bit.

Everyone tells you what an acre of spare ground is worth with vans on it. Nobody tells you about year two: sixty renewal dates, sixty insurance certificates, and sixty people who all pay at different points in the year.

The numbers everyone quotes

Commonly cited industry figures put an acre at roughly 60 caravans, at an average of about £370 a year each — more like £500 and up near a coast or a motorway. So an acre you weren't using is somewhere around £20,000 a year, and a 100-space site closer to £50,000, with very little ongoing cost once the fence and the cameras are in.

They didn't all start in January. Every van has its own anniversary, and each one is an invoice you have to remember to raise — or income you quietly lose.

Sixty insurance certificates

Every van should be insured by its owner. If one isn't when something happens on your land, you will find out about it in the worst possible way. Tracking expiry dates on a spreadsheet works right up until you stop looking at it.

Sixty people paying differently

Cash, bank transfer, a cheque from the one who always pays by cheque. Working out who is actually late means an evening with a bank statement and a spreadsheet.

And it isn't your main job

The storage is the side line. It gets done in the evening, in the gaps, and it is always the thing that slips — which is exactly why it needs to nag you rather than the other way round.

  1. The paddock, as a map. Green means paid, red means overdue, grey means empty. From your phone, standing in the field, without going back to the office.
  2. Renewals and insurance dates warn you — 30 days out, with the reminder email already written.
  3. The late list sorts itself, worst first, and every chase is logged so you never ask the same person twice.
  4. A dated diary for what the council said, when the gate code changed, and who promised to move their boat by Friday.
  5. One-click export to a spreadsheet, or straight into Xero or QuickBooks for whoever does your books.

Questions farms ask

We've only got 30 vans. Is it worth it?

Same price, and it's quicker to set up — you'd be moved in inside an hour. Whether it's worth £15 a month at 30 vans is a fair question; try it free for 30 days and decide with your own data in front of you.

Does it handle boats and trailers too?

Yes. It doesn't much care what's on the plot — caravans, motorhomes, boats on trailers, horseboxes, HGV units. Spaces, customers, money and dates work the same way.

There's no signal in the bottom field.

It's built light on purpose — small pages, big buttons, quick on a patchy 4G signal. It installs to your phone's home screen like an app. It does need a connection to save something, so a genuine notspot is a genuine notspot; most of the yard usually isn't.

Can the person who does our books get in?

Up to five logins are included, and you choose what staff can see — the money screens and settings can be kept to owners and admins only. There's also a straight export to Xero and QuickBooks if your bookkeeper would rather stay where they are.

What about planning permission, business rates, all that?

Genuinely outside what I can advise on, and it varies by council — talk to a rural surveyor or your local planning department. The CLA and the caravan storage association both publish guidance worth reading before you put a single van on the ground.
